Supplementary Planning Guidance and Development Briefs

Supplementary Planning Guidance (SPG) explains in more detail how certain planning policies in the City of Derby Local Plan should be applied. Guidance can be City-wide in nature, or site specific in the form of a development brief. You can see our current City-wide SPG by clicking on the links below:

  • Public Open Space Standards in Housing Areas – Provision by Developers pdf icon - 1.7mb. This explains how much public open space should be provided for housing developments, where it should be located and how existing provision is measured.
  • Air Quality and New Development pdf icon - 164kb. This guidance explains when developers will need to carry out an air quality assessment as part of development proposals and the form such an assessment should take.
  • Affordable Housing pdf icon - 544kb. This summarises the policy background for securing affordable housing through the planning process and explains Derby's housing need. It also sets out how the policies will be implemented and gives good practice for developers.

Development Briefs explain in more detail how we believe a major site should be developed, what constraints there may be and what community facilities should be provided. You can see the Briefs that are currently relevant by using the links below:

If you wish to obtain a hard copy of any of the Briefs then please send a cheque for £3.50 per Brief to Rosie Watson in the Plans and Policies Section.
