A decade of achievement . . .
The Pear Tree Renewal Area is the largest urban renewal programme to be completed in Derby so far. Work to the first scheme started in Autumn 1992 and in March 2003 - ten years later - the final scheme was completed. In a decade of achievement, the area was transformed and our programme praised, by the Audit Commission, for averting the "wholesale abandonment" of inner-city areas experienced in some other cities. Our tangible 'bricks and mortar' achievements are described below.
Renovation Grants
829 homes were improved with Renovation Grant assistance. Of these, 697 homes had their energy efficiency improved under the Warm Homes Scheme funded by City Challenge.
Group Repair Schemes
1755 homeowners took part in 96 Group Repair Schemes to bring their houses to a good standard of external repair and decoration. These works also resulted in impressive visual improvements in the streets concerned. With all the work to each scheme carried out under one contract, it also saved money and allowed more work to be carried out.
Energy Efficiency
As well as the 697 homes benefiting from energy efficiency improvements as part of a Renovation Grant, over 950 had improvements as part of a Group Repair Scheme and a further 190 had basic insulation works carried out under a Mini Warm Homes Scheme.
New Accommodation
Thirteen new houses were built and 17 properties received grants to create 56 new flats.
Clearance and Redevelopment
Forty-nine houses or shops were demolished and the cleared areas redeveloped. Those areas were:

Hastings Street - off street parking for residents and users of the nearby Hardwick School and Stanhope Street temple

Walbrook Road - off street parking for residents and users of the Cavendish District Centre
-
Pear Tree Road - off street parking for residents and users of the Pear Tree Road District Centre as well as an area of public open space on the site of the former Sir Frederick Roberts public house
-
Havelock Road - much needed open space and sports play area in this densely built-up area together with some new housing.
Environmental Improvements
Numerous environmental improvements to the area were made including the:

provision of a play area at the Sherwood Recreation Ground
-
landscaping and paving improvements at the Cavendish District Centre and at the Vulcan Island
-
rear boundary wall scheme to rebuild all the rear garden walls between Netherclose Street and Joseph Street
-
rear boundary wall scheme to the rear of Pear Tree Road on Yates Street to provide alternative delivery access to shops
-
numerous front boundary wall schemes to renew front walls and gates in conjunction with Group Repair Schemes
-
traffic calming measures and a 20 mile per hour speed limit in the streets between Pear Tree Road and Upper Dale Road.
Show Homes
In partnership with manufacturers, local suppliers and contractors two 'show homes' were renovated and opened to the public. The first, at the start of the Renewal Area, was in Netherclose Street and was intended to demonstrate what could be done to transform a house with major renovation work. Towards the end of the Renewal Area a house in Violet Street was renovated and used to demonstrate maintenance techniques and energy saving measures.
