Why should I use Derby City Council’s Building Control Service?

Being part of Derby City Council we are accountable to elected members of the Council and not to private shareholders. We have a team of experienced and professionally qualified Building Control Surveyors who can be contacted personally during your project.

We are also members of LABC which is an organisation that represents Local Authority Building Control throughout England and Wales. Through LABC you can access additional services such as Residential and Non-Residential warranties, Code for Sustainable Homes Assessments, SBEM and SAP calculations, Air Pressure Testing, Sound Testing and so on.

LABC operates a partnership scheme which allows us to check building regulation applications on behalf of another local authority provided that a partnership between us and the person submitting the application is registered with LABC.

How do I apply for building control approval?

If the building that you propose to do work on is a house then you have a choice...

  • Full plans application means that you give us plans of your project for us to check that they comply with the building regulations. If they don’t we will tell you and advise what things need to be changed. When you start building you’ll have the comfort of knowing that if you stick to your plans then you will comply with the regulations. We will inspect the work as it goes on. You can apply online.
  • Building notice application is suitable for relatively simple projects where your builder knows how to comply with the regulations that apply and you want to start building quickly. We don’t check any plans but may ask you to provide more information such as structural calculations to prove compliance with the building regulations. We will inspect the work as it goes on. You can apply online.

If the building that is affected by your project is not a dwelling then you must use the full plans application. This is because we must consult with Derbyshire Fire and Rescue Service as there are fire safety regulations that you must comply with when the building is in use after the work has been completed.
