What is Extra Care Housing and what are the benefits?
Extra Care Housing is a housing and/or care option for either tenants or leaseholders. Each flat is a self-contained flat with your own front door, living space, bathroom and bedroom(s). Scheme sizes vary however they all host a range of communal facilities that occupants can benefit from.
There is an onsite care provider available 24 hours a day 7 days a week to deliver planned care and support, and to deliver a 24/7 emergency response service.
The 24/7 emergency response service is available to all occupants including those who do not have planned care and support needs. This service offers peace of mind of support being onsite and accessible should assistance be required. The service is an integral element to living within Extra Care Housing and payment for the service is compulsory.

What are the age criteria for Extra Care Housing?
Typically, people living in of Extra Care housing are aged 55 or over, however in some circumstances occupants younger than 55 years of age will be considered. This is dependent upon assessed need and criteria for each scheme.
The demand for Extra Care housing within the city remains high and is expected to continue to grow.
What are the support needs of occupants living within Extra Care Housing?
Some occupants within Extra Care Housing will have regular care and support needs meaning that they have a package of care delivered by the onsite care provider. This can include care and support during the day time or night time dependent upon the occupants care plan.
Some occupants will have their care packages arranged by the Council and some occupants choose to set up private arrangements with the care provider.
Some occupants will not have a need for a care package from a care provider, however they will have access to the onsite 24/7 emergency service should they require urgent support.
Occupants will have a range of care and support needs which encourages a vibrant feel to the extra care community. Occupants can choose how much they wish to engage with events and activities that are run within the schemes.
What costs are involved in Extra Care Housing?
The amount you pay will vary depending on your individual situation and your income. You may have to pay for all the costs, or you may be entitled to benefits to meet some or all of the cost.
There are four elements to the cost of extra care housing:
- the cost of renting a flat or shared ownership of a flat
- the service charges associated with the flat for any communal facilities and maintenance such as gas and water
- the charge for onsite support staff available 24 hours a day
- your care and support costs – you could qualify for funded support under the Care Act
Affordable rent and shared ownership
What is affordable rent?
You can pay rent under a tenancy agreement. The sites are all provided by a Housing Association so the rents are set at levels regarded as 'affordable'.
What is shared ownership?
This is the option to part-buy and part-rent your home.

Extra care housing schemes in Derby
Within Derby City, there are currently five extra care schemes of different sizes and types of tenure. Some schemes have specific eligibility criteria.
There is an ‘assessment flat’ within one of the schemes to allow people to trial living in an Extra Care setting before they make a permanent move.
Parklands View, Bath Street
The scheme is managed by Derby Homes on behalf of Derby City Council. There are 82 two bedroom flats; 18 of these are co-ownership properties, 62 flats are rental and there is 1 assessment flat.
There’s a thriving residents group called ‘The Parklanders’ and a range of activities take place in the communal areas on most days. Facilities include the restaurant, therapy room, lounge, craft room, games room, IT and reading room, guest room, scooter store and a patio garden area with a gazebo, seating and raised beds.

Handyside Court, Rowena Close, Alvaston
The scheme is owned by Housing 21. There are 38 one and two bedroom flats which are available to rent, as well as a restaurant, shop, hairdressers, communal lounge, conservatory, and activity and meeting rooms. Handyside Court is set in a secure complex with pretty suntrap gardens. For brochure see link.

Sunnyfield Court, Sunnyhill
Sunnyfield Court is based in the heart of Sunnyhill in Derby and is managed by Housing 21. It is a secure site with intercoms in each flat and has further security with fob access doors around the site. The complex has 70 two-bedroom spacious rental properties which all have underfloor heating and warden call alarms and pendants for residents to make use of. There is a care team based on site that deliver care for the vast majority of residents with care needs (although there are options to have an external care provider to deliver care in your flat should this be the preference).
There is an onsite hairdresser and a restaurant which is managed by external partners, there is also a convenience store which is managed by residents and stocks a host of day-to-day products and toiletries that residents can access.
There is a handyperson on site and an activities coordinator who organises a packed schedule of activities which take place on site most weekday afternoons including some weekends.

Greenwich Gardens, 34 Greenwich Drive North, Mackworth
The scheme is owned by Sanctuary Housing. There are 98 one and two bedroom flats; there are 13 leaseholder properties and 85 rental properties. Cedar House, Leylands Estate, Darley Abbey
Retail Trust owns, rents and manages Cedar House which consists of 38 one bedroom flats. The Leylands is a beautiful 10-acre estate with landscaped gardens and many facilities on site, such as restaurant, bar, shop, laundry, hairdressing salon with an alternative therapies practitioner, a variety of activity/meeting rooms and a large conference hall.

How am I referred for Extra Care Housing?
If you have care and support needs, you are encouraged to approach Adult Social Care who can complete an assessment and where appropriate, can refer you to live within Extra Care Housing. Find out more about the requirements of the Care Act on the Assessment for adult social care page.
